From all applicants we ask for valid Photo ID and a reference from a previous landlord, or if you have not rented previously, we will usually ask you for a UK homeowner guarantor or 3 months’ rent in advance.
If you are working, we will ask for a reference from your employer and payslips or bank statements. If you are in new employment, we may also ask for a UK homeowner guarantor and/or previous employment references.
If you are self-employed we will ask to see your most recent business accounts or request an accountant’s reference, we may request a UK homeowner guarantor where there is no accounts history.
If you are a student we will need a letter from your college or university to confirm you are a student there and a UK homeowner guarantor or 3 months’ rent in advance.
All applications to rent a property are subject to the final approval of the landlord.
Payments we charge in connection with a tenancy are:
Rent
A Refundable Tenancy Deposit (Equivalent to 5 weeks rent)
A Refundable Holding Deposit (Equivalent to 1 weeks rent)
A change to the Tenancy Agreement (£50)
Late Rent Charge (Bank of England base rate + 3% if rent is later than 14 days)
Reasonable charges for damage to property or its contents
Reasonable charges for end of tenancy cleaning
Reasonable charges for damage / interference to Fire safety equipment
Reasonable charges for replacement keys
Early Termination (Tenant is responsible for the rent until the property is re-let or until the end of the tenancy, whichever is sooner)

All Residential Client Funds are held in a Deposit Protection Service (DPS) Custodial Account
